HIGH-end property developer Rockwell Land is strengthening its position in the lucrative space market. After achieving success in Rockwell Business Center in Pasig and 8 Rockwell in Makati City, the property development arm of the Lopez group of companies is developing Rockwell Sheridan in response to the booming office market in Mandaluyong City.
In a recent interview with the BusinessMirror, Rockwell Land Commercial Leasing Manager Daniel Labudahon II said the location of Rockwell Sheridan in Mandaluyong City provides a strategic advantage to prospective locators. “It’s location along Sheridan and United Streets is also highly accessible from major thoroughfares through several transportation points surrounding the vicinity. For instance, it is merely five minutes away from the Shaw MRT station,” he said.
Rockwell Sheridan Tower 1 is a 16-storey class A office building with a typical floor plate of 2,439.85 square meters and gross leasable area of 22,000 sq m. Tower 1 features a 2.6 m to 2.7 m floor-to-ceiling height. The building is scheduled to be completed in the second quarter of 2017.
Furthermore Rockwell Sheridan will have its own selections to address various needs of the tenants and complement the other establishments such as the nearby Kapitolyo area.
Rockwell Sheridan is strategically positioned in the middle of the Ortigas, Makati and Taguig commercial business districts. Labudahon said it is an ideal workplace for office locators who wish to veer away from the busy and congested business districts while remaining centrally located and relevantly close by.
The new Rockwell Sheridan Tower 1 ensures nonstop operations for the locators. It will feature 100 power backup power, 24/7 variable refrigerant flow system with cassette-type fan coil units, as well as two levels of retail and dining options and five parking floors.
The 16-storey building consists of nine floors designated for office space, two floors designated for retail and commercial spaces. Rockwell Tower 1 is ideal for businesses that plan to open before the second quarter of next year.
Labudahon said Rockwell Sheridan will cater to traditional offices and outsourcing companies alike. “They are also a mix of local companies and multinational firms,” he said.
In terms of positioning, Rockwell Land is building up Sheridan Tower One to be the workplace of choice in the district. “The project is envisioned to provide a work environment that blends work and leisure through Grade A office spaces that are complemented by curated retail selections and top-of-the-line facilities. Like any other Rockwell development, it also remains consistent with the brand’s desire to create a tailored lifestyle of working and living for the office locators that we are catering to,” he explained.
