THE town of Kawit, Cavite, will undergo a historic experience in its development, as Alveo Land Corp. recently launched Evo City, which is highlighted by P3.5 billion worth of sales for the first 395 lots of the subdivision.
Jennylle S. Tupaz, vice president for development business of Ayala Land Inc. and president of Alveo said, “Evo City is going to be positioned as an innovative and prime central business district [CBD] south of Metro Manila.” She said Evo City has attracted a lot of buyers because of its strategic position as it’s bordered by the Centennial Road, Kalayaan Road and the soon-to-be-developed Cavite-Laguna Expressway (Calax).
“This estate will be a remarkable development for a number of reasons. As its name implies, the project is about bringing the district and its outlying areas forward toward growth and progress,” Tupaz said.
Currently accessible through Cavite Expressway (Cavitex), Circumferential Road-5 (C5), Epifanio de los Santos Avenue (Edsa), South Luzon Expressway (Slex) and the Ninoy Aquino International airport (Naia) Expressway. Tupaz pointed out Evo City would be more accessible in the future once future government infrastructure projects like the Calax, Cavite C5 Southlink, LRT extension and the Southwest Integrated Transport System are completed.
Alveo is bullish on Evo City because of its high growth potential in a strategic location, Ayala Land’s track record in master-planned estate development and high investment potential.
Being one of the most progressive provinces in the Southern Tagalog region, Cavite is expected to become more progressive as the country’s macroeconomic fundamentals remain strong.
With a solid record in establishing master-planned communities in Makati, Bulacan, Pampanga, Bonifacio Global City, Cebu City and Davao, Alveo is confident that Evo City can be a success for the ALI subsidiary. Moreover, the people have developed a strong attachment to the Ayala brand because of its sterling reputation in developing master-planned communities such as the Makati Central Business District, Bonifacio Global City, Nuvali, Alviera, Altaraza, Arca South, and Vermosa.
Amenities and sustainable features
As a mixed-use estate of over 200 hectares, Evo City will provide amenities required in modern living, such as a lifestyle mall by the Ayala Malls Group, a hotel by Ayala Hotels and Resorts Corp., office developments by Ayala Land Offices and residential offerings by Alveo. A school, church, hospital and various civic spaces will also provide a dynamic and complete lifestyle in the area. Furthermore, Evo City is going to be developed as an orderly, eco-friendly lifestyle with all the conveniences of a major CBD.
“Evo City is designed to be highly walkable and pedestrian-friendly, with designated bike lanes, bike racks and interconnected open spaces surrounding it. Evo City will also introduce Parkettes, pocket parks along contiguous roads that allow for breathing spaces within a five-minute walk, and serving as transit stops and bike parking spaces,” Tupaz explained.
Just like other Ayala development projects, Alveo is also putting emphasis on sustainability as part of its green agenda. The key to Evo City’s sustainability is a 5-hectare main park, which also functions as a main storm water-management facility. “The facility will also be complemented by improved waterways and the use of porous materials for hardscapes. Solar-powered street lamps, use of endemic plants and waste-reduction programs will be the norm,” Tupaz said.
To ensure all stakeholders are involved, locators in Evo City will be asked to use solar-powered facilities, energy- and water-efficient fixtures and build leadership in energy and environmental design (LEED)-certified office buildings. As a smart, efficient and highly networked estate, an integrated operations center will handle multiple and interconnected services, such as traffic management, public transport, emergency services and security systems. Road widths are comparable to the Makati CBD and Bonifacio Global City, and transit facilities to major destinations will be a five-minute walk away. Evo City will encourage future residents to pursue a healthy lifestyle by putting dedicated bike lanes and bike racks at different points. Alveo also gave premium to site resiliency to ensure residents will inspire to a healthy lifestyle. Aside from storm water management, Evo City has improved waterways and will use porous materials for hardscapes.
Being a team effort, the members of the Ayala Group are involved in the development of Evo City. Alveo Land handles the residential offerings, the Ayala Malls Group for retail, Ayala Hotels and Resorts Corp. for recreational establishments, and Ayala Land Offices for office developments. Other Ayala companies, such as Globe Telecom and Manila Water, will also be lending their expertise in the development of the communication and water systems, respectively. “With the synergy of these brands, Evo City is seen to become a mixed-use development complete with modern conveniences,” Tupaz said.
Evo City will be developed in phases as a mixed-use estate. The first phase covers 121 hectares, with 62 percent dedicated to high-density to mid-density mixed-use components and 38 percent to low-density residential uses.
First phase of The Residences will be a 41-hectare, low-density residential community complemented with a main park, basketball court and a children’s area. A clubhouse will have a function room and board room, a lap pool, lounge pool and a children’s pool.
The estate’s visitors’ center will be opened by 2018, to be followed by the estate Church and the Ayala Mall Evo City in 2019 and 2020, respectively. Opening dates of the transport terminal, Business- process outsourcing structure, hotel, school, and hospital will be announced soon.
