EMERGING
premium middle-market developer SM Development Corp. (SMDC),
the residential property arm of the country’s retail and
mall giant SM, has formally introduced the 22-hectare
Lindenwood Residences at Susana Heights, its first
horizontal development located in
Muntinlupa
City.
Set on
gently rolling hills with lush green belts and
year-round cool breeze from Laguna de Bay, the American
country-themed Lindenwood Residences is the second
property venture south of Metro Manila of the publicly
listed SMDC, which initially offers a total of 390 lots
with an average cut of 350 square meters this year.
“We’re
optimistic that the market, particularly residents in
the south who would like to build homes for their
extended families, will positively receive Lindenwood
Residences as it is the closest new development to
business and commercial hubs, schools, medical
institutions and sports and leisure clubs in the area,”
said Carlos V. Chikiamco, vice president and project
director of Lindenwood Residences.

Chikiamco said Lindenwood Residences is a mere
five-minute drive from Alabang and only 30 minutes away
from the Makati Central Business District through the
South Luzon Expressway via the
Susana
Heights
interchange.
Other
high-end properties in the south are located in Bacoor
and Mamplasan in Cavite and Canlubang and Sta. Rosa in
Laguna. The site of Lindenwood Residences was once part
of the huge mango orchards of the landed Madrigal
family. Targeting new couples, starting families and
overseas-based and local retirees, the residential
development features one- to two-story American
country-style homes characterized by spacious yards,
wide porches with swings, white picket fences and
verdant gardens, which suit the property’s natural
terrain, high elevation and serene environment.
Lots are
priced at an average P10,000 per square meter, which
Chikiamco said offers “extreme value for money as this
pricing is predevelopment pricing for developed lots.”
He added
that a typical Lindenwood lot would cost about P3
million to P3.5 million, and with at least the same
amount to be spent on construction, a house and lot at
would cost about P7 million.
“We
would like to share the upside increase in prices to our
first buyers who appreciate not only the breathtaking
charm and inherent appeal of the place but also its
great investment potential. Some of our buyers are
already excited to start building their homes and make
Lindenwood Residences a vibrant community,” said
Chikiamco.
When
completed in March next year, Lindenwood Residences will
have an 800-square-meter American country-themed
clubhouse with a 100-square-meter lobby that overlooks a
25-meter lap pool and two three-meter children’s pools.
Its two 160-square-meter function rooms will be equipped
with pantry kitchen for social functions and
entertaining.
A
full-size basketball court, four playgrounds, scenic
jogging and walking pathways, landscaped linear parks
along existing waterways and a gazebo complete other
planned amenities, while service facilities include
Meralco power, 24-hour water supply, security fencing,
sewage treatment and provision for telephone service.
“We are
presently two months ahead of schedule in developing the
lots, so house construction can commence as early as
March next year,” said Chikiamco.
SMDC
plans an expansion phase of another 22 hectares beside
its property, where a small neighborhood commercial
center will be built. This will complement the new SM
mall, called SM Supercenter, that will rise in
Muntinlupa City by early next year.
SMDC,
which is now developing the four-tower Mezza Residences
in Sta. Mesa, has also launched this year two new
residential condominium projects in Quezon City, namely
the 30-story Berkeley Residences along Katipunan Avenue
and the three-tower Grass Residences, which sits on a
3.6-hectare lot adjacent to SM City North Edsa.
