AYALA
Land Inc. unveiled Thursday its first in-city integrated
development project in Manila entailing P5 billion in
investments.
Rex
Mendoza, Ayala Land senior vice president for corporate
sales, said the 11-hectare Celadon Manila will be a mix
of residential, retail and commercial development that
represents “Ayala Land’s real entry to Manila” although
the company already had several residential projects in
the city before.
Three
units of Ayala Corp. will be joining hands in this
development, with the Ayala Malls providing the retail
shops, Ayala Land’s Corporate Business Group taking care
of what would be the biggest business process
outsourcing (BPO) site in the country, and Community
Innovations tackling the residential district.
Project
development head Iris Josef said P2.5 billion will be
spent for the residential part and the remaining half of
the P5-billion investment for the retail and office
spaces.
The new
integrated community will be sitting at the old San
Lazaro Hippodrome.
The
residential area will include the Celadon Residences,
which will consist of townhomes with prices ranging P9.5
million to P12.5 million. An area for condominium units
that will sell from P3.3 million to P8.6 million is to
be called the
Celadon Park.
The
initial townhomes will be delivered later this year,
while the first condominium building will be finished in
2010.
Josef
said the BPO component will house up to 13,000 agents
once fully operational and is expected to draw interest
from top outsourcing firms like Convergys and
PeopleSupport.
The
retail shops, meanwhile, will operate on extended hours
to suit the needs of BPO personnel. The retailers will
include a variety of shopping, dining and leisure
outlets.
“Celadon
Manila’s integration of a distinctive retail experience,
career advancement and an uptown leisure lifestyle
complements the rich and diverse culture of Manila. The
seamless synergy of retail, commercial and residential
developments in an urban ecosystem managed by the Ayala
Malls, Ayala Land Commercial Business Group and
Community Innovations, [will] pave the way for a
holistic transformation of the city,” Josef said.
Mendoza
said Celadon Manila is like a home-coming for Ayala
Corp. where the company began over a century ago in the
old business and financial district of Escolta. |
