Century
Properties, one of the top real-estate firms in the
country, unveiled recently the Gramercy Residences, its
first condominium building that will rise inside the
Century City.
Located
at the former
International
School grounds, Century City will rise on the last
remaining large piece of prime real estate in the very
heart of the Philippines’ central business district, or
what is now being called “MoMa,” or “Modern Makati.”
Top
officials of the property company, led by its chairman,
Amb. Jose Eduardo B. Antonio, chief operating officer
John Victor R. Antonio, managing director Marco R.
Antonio and creative director GP Reyes, formally
introduced The Gramercy Residences, the first
residential condo that will rise in the firm’s
4.8-hectare mixed-use
Makati
project called Century City.
Fully
fitted, fully furnished and fully serviced units, a
concept pioneered by the company, are among the biggest
selling points of the project. It will also feature a
six-level lifestyle and entertainment center from the
ground floor.
Named
after a private residential park in New York, the
P5-billion Gramercy will have a minimum of 65 floors.
Designing this residential masterpiece is the renowned
Jon Adams Jerde, a Los Angeles-based award-winning
architect and urban planner. Filipino interior designer
Chat Fores created six interior-design themes for unit
buyers to choose from.
There
are 1,000 residential units that come in flat and loft
configurations—from a 26-sq-m studio to a 154-sq-m
three-bedroom loft.
Its
so-called hyperamenities include the 6,000-sq-m,
three-floor Sky Park, an amenity deck with three pools,
three gyms, a day-care center, spa, DVD library and THX
theater, café, book club, lounge, conference room, yoga
and Pilates room set 36 stories above the ground,
providing residents with unobstructed views of the
Makati skyline.
The
Gramercy’s groundbreaking will be held on the fourth
quarter of 2007. The tower’s first phase will be
completed in 2011.
Century City
will comprise 60-percent residential spaces, 30-percent
offices and 10-percent commercial spaces. Ownership
starts at P2.5 million, or P18,000/month.

the
United States.
The first office building will have
floor plates of 2,000 sq m, and about 120,000 sq m of
leasable space.

Century City
will introduce the 24 x 365 dynamic, in which shops,
restaurants and bars will be open late, and most
services will be accessible 24 hours a day, 365 days of
the year.

first nature-inspired Lifestyle Center. The retail
component will be unlike any other mall. It will be a
glassed-in complex shaped like curving canyons.
Clarification: Century City is a 3.4 hectare development
within the former International School of Manila
(“Property”) consisting of 4.8 hectares. Picar Holdings
Inc. owns 1.3 hectares of the property and has the
exclusive right to build a hotel.
